S–Corp is pretty much out of the question for you, correct?

Right. There's a limitation of 25% of the income on an S–Corporation
coming from passive income. So if all you're going to have is rental
property in that entity, then an S–Corp is definitely not the way that
you'd want to treat that, because it would be treated as a
C–Corporation and you would definitely get heavily taxed there.
